Neighbours mock £525k price tag on converted London one-bedroom 'shed'

Locals have lashed out at the "ridiculous" asking price for a converted one-bedroom 'shed' going for £525k.

The 545sq ft redesigned garage became an instant online hit after TikTok user Charlotte Moran found the listing on Rightmove, confusing it initially with the neighbouring three-bedroom property for sale.

In the face of London's increasingly exorbitant housing market, social media users suggest that the price is expected given Hackney’s current average property cost of £710k, as reported by Rightmove. Hidden next to a townhouse conversion on Kenninghall Road, close to Clapton station, this compact residence boasts a bedroom, bathroom, kitchen/dining space and has a garden with a patio.

Marketed by Winkworth estate agents as a "beautifully renovated" space combining functionality with visual appeal, the property has nevertheless been vacant for a year according to one MyLondon informant, who opted to stay unnamed and reminisced about a "beautiful garden" that was once there. "It's ridiculous," they disclosed, dismayed by both the price and size.

"The house looks so odd and it's frankly not worth that much. A three-bedroom flat on the same street just sold for £535k. The flat can barely fit two people in it, I'm not sure who would want it", they added.

Another local resident expressed similar scepticism about the flat's hefty price tag, but conceded it's "typical" for such small spaces to command high prices in today's London property market. Back in 2004, Hackney Council granted planning permission to the owners of the neighbouring property to transform a garage or storage room into a one-bedroom home, reports .

However, this July, two decades later, proposals to add an extra floor level to house a bedroom, en-suite bathroom and storage area were turned down. The planning officer deemed it an intrusive and incompatible development that would negatively impact the area.

George Papanastasiou, a Kenninghall Road resident, suspects the landlord hiked up the price due to Clapton's appeal to property seekers. "It's really nice here. The area is really easy to commute from and there's loads to do."

He added, "The landlord was trying to capitalise on this. It happens with lots of properties in this part of Hackney."
