Navi Mumbai: In a significant redevelopment move set to transform Navi Mumbai’s commercial skyline, the iconic Raghuleela Mall in Vashi is slated to be demolished by year end, paving the way for a premium mixed-use project by renowned real estate developer The Wadhwa Group.
The decision comes after years of dwindling footfalls and infrastructural challenges at the once-bustling mall, which was among the first organized retail hubs in Navi Mumbai. Launched in the early 2000s, Raghuleela Mall was envisioned as a dynamic retail and entertainment destination.
With four levels (G+3), it housed numerous retail outlets, a multiplex, food courts, and gaming zones, quickly becoming a popular hangout for families and youngsters. Its opening marked a turning point in Vashi's evolution from a quiet residential locality to a vibrant commercial node, drawing both national and local brands under one roof.
However, over time, the mall’s lack of consistent maintenance and irregular contributions towards CAM (Common Area Maintenance) charges led to its deterioration.
This gradual decline in infrastructure and atmosphere impacted its attractiveness, resulting in shrinking customer footfall and reduced tenant activity. As of now, only 20–25 shops remain operational, and these too are in the process of being vacated in a phased, mutually agreed manner.
In an exclusive statement to FPJ, Sandeep Sonthalia, CEO of The Wadhwa Group, confirmed the redevelopment. “Yes, Raghuleela Mall, Vashi is being redeveloped by us. The project is currently on the drawing board and approval stage, and is expected to begin early next year", he said.
The upcoming project will be a premium mixed-use commercial development, aligning with the Wadhwa Group’s growth strategy. The prominent location of this land parcel offers exceptional potential for a landmark project that will meet international standards,” Sonthalia added.
Designed to be more than just a shopping hub, the new development aims to serve a diverse target audience, incorporating retail spaces, commercial offices, and modern residences. The architecture will focus on integrated pathways and shared spaces to enhance connectivity and convenience across the premises.
The Wadhwa Group has committed to accommodating the existing owners in the new development. “Eligible owners will be offered additional space in the upcoming mall, giving them access to better infrastructure and increased footfall and design based on current dynamics of the retail environment,” Sonthalia assured.

The demolition process will begin in phases, subject to regulatory approvals and complete vacation of premises.
